Dear Rama:
I know this letter is long, but I have a lot to say. First of all, I thank you for standing by and guiding me for these past seven months. I truly do not believe anyone else could have assisted me to the degree you did in this particularly challenging probate sale. I don't know how I would have done it without you. Although many real estate agents contacted me to get my listing, I'm convinced I was guided by grace to choose you.
I'm writing this because I want you and others to know what an extraordinary real estate agent you are. As the escrow agents involved in this sale stated: this escrow we've just been through was "one for the books."
From the beginning of our relationship, something that was quite noteworthy to me was when we initially met you didn't try to get the listing. Knowing I was uncertain as to what was best to do (keep the property for myself, fix it up and live in it or rent it out or sell it), you spent precious time with me neutrally pointing out my options--two out of three of which would not have provided you any fee. Your honesty, integrity and compassion set you heads and shoulders above almost anyone else I can imagine. I knew then I could trust you because you had my best interests at heart. And you proved it not just with words, but with your actions. When I decided to sell, you were with me every step of the way.
From the very beginning, when you came to the overwhelmingly run down property I'd inherited, you knew just what to do. Your years of doing remodels and knowing what you were looking at were indispensable in handling a truly daunting situation. Although I had been advised to sell the property "as is," you knew the comparables would not support me in getting the minimum price the Probate Court Appraiser required if I didn't do specific things to somewhat improve the property in order for lenders to consider lending on it. With your encouragement, guidance and help, cleaning crews hauled away remarkable amounts of trash, scrubbed dirt-caked floors, cleaned windows so they could be seen through--and we painted. Although the houses remained in major disrepair, they were at least presentable and clean.
After a couple of months of cleanup work we put the houses on the market and within a week we were in escrow. As problems began to rise you were there to meet them. When the buyers' people didn't do their work property--sometimes even striking out at you--being the consummate professioonal you are, you went the extra miiles to assist them in getting their jobs done. Instead of getting upset as most people would have, you just shook your head, laughed and said you would do what you could to handle the situation. I can't count how many times I heard you say, "It's okay, Claire. We don't know how this particular situation will turn out, but we'll take one step at a time. We're in this together." Not once was a problem created from our side--you handled everything perfectly. And when the other side didn't perform as they should you came up with options to help them.
Even though I lived out-of-town, I knew I was fully informed as you called me with continual updates. Your past legal experience served me well because you were entirely comfortable with all the documents and legal issues involved--and you worked perfectly hand-in-hand with my probate attorney. Even when my attorney thought something couldn't be done, you aided him in making the almost impossible happen. When difficult decisions had to be made you talked over my options with me--often at great lengths--but always made it clear they were my decisions to make. I never felt alone and unprotected.
Through all of this, your unconditional support of and appreciation toward me made it easy for us to become friends. Our work together never felt like "just business" to me. I felt as though you cared as much for me as a family member would. Now that we've made it through the sale, I know our friendship will continue. And I will happily and without hesitation recommend you and your services to anyone--especially my friends.
